How rates are structured

Rate structure may depend on the site category, dates, stay type, occupancy, or other approved conditions. Compare the same dates and category when evaluating options.

Current rate basis: Lakefront – $1,000 per month
Canal Front – $815 per month
Lakeview – $765 per month

What the online total includes

For the approved three- to six-calendar-month online checkout, the displayed amount is the exact site-rent total. No site-rent tax or booking, resort, or service fee is added to that checkout. Electricity, boat slips, and optional add-ons are separate and not included. Staff-assisted stay types may have different approved charges, which the park will provide before payment.

Current taxes and mandatory fees: No booking, resort, or service fee is added to an RV reservation. The separate $40-per-person application fee, optional $200-per-month boat-slip charge, electricity, and any legally required taxes are outside those reservation fees and may apply.

Full payment and secure Stripe Checkout

An eligible online reservation requires the full displayed amount at booking rather than a deposit. Stripe Checkout securely processes the one-time payment; the eligible payment methods for the transaction appear there. The selected site is confirmed only after successful payment is verified.

Deposit and balance terms: No reservation deposit is required; an eligible seasonal reservation is paid in full only after the park confirms availability and sends the written terms, including any cancellation and refund terms.

Changes, cancellations, and refunds

Read the policy that applies to the dates and stay type you select. Do not rely on a past reservation or an older copy of the policy.

Current cancellation and refund policy: For an RV reservation cancelled more than 60 days before scheduled arrival, refund the amount paid less a $25 processing fee. For a cancellation received 30 to 60 days before scheduled arrival, refund 50% of the amount paid. For a cancellation received fewer than 30 days before scheduled arrival, refund 25% of the amount paid. Late arrivals and early departures are not prorated or refunded. Management may consider exceptional circumstances at its discretion, but an exception or refund is not guaranteed. Cancellation and refund requests are handled manually and are not complete until park staff confirms them in writing. Staff must separately update the reservation and availability calendar and process any approved refund through the payment account; the website does not issue refunds automatically.
